“Will you be listing my house on the MLS or actually buying it?“
Quick answer is no, that’s because we’re not agents so we don’t list houses. We are professional home buyers. We may repair the house and resell it to another homeowner or keep it as a rental ourselves.
“How do you determine the price to offer on my house?“
We like to provide as much transparency into our process as possible. We want you to understand your offer so that you can make the best decision for you and your family.
We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
“Do you pay fair prices for properties?“
Many of the houses we purchase are below the amount someone would traditionally pay for on the MLS. We do this so there is still a return on our investment when we flip or renovate the property. We are looking to get a reasonable discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. “Are there any fees or commissions to work with you?“
This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit.

“How are you different from a real estate agent?“
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 4%-5% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $4,000 – $5,000 in commissions to an agent and 13% HST on top of that). Agents provide a great service for those that can wait a couple months to sell and who don’t mind giving up some of that sale price to pay for the commissions.
But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
“Is there any obligation when I submit my info?“
There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. “How fast can you close on my property?“
The minimum time to close is 10 days or we can wait until you are ready to move even if it’s months away. We buy houses cash so we don’t have to wait for a bank to provide traditional financing.
“When you buy my house, do you actually pay me cash?“
When we say we pay cash we mean that our purchases are not conditional on traditional financing from the banks which allows us to close fast! Once you’ve accepted our offer and the deal is firm, you will receive funds in the form of a wire transfer or bank draft from your lawyer on closing day.
“I’m not looking to sell, but I know someone who wants to and doesn’t plan to list. Can I refer them to you?“
Of course! We welcome referrals and will pay you a referral fee in the range of $500-$2,500 or even higher if you find us a great deal. Just give us a call and provide the person’s name and phone number who is looking to sell. We’ll let them know you sent us.
Q: My home is a mess. Can you give me some time to clean it before you buy it?
We buy homes as-is, regardless of the condition, so there really is no need to clean your house before we see it. That’s the benefit of selling to us…you don’t have to clean and stage the house to impress potential buyers or the bank. We’ve seen houses in all types of conditions so it is unnecessary to make your home showable. It won’t impact our interest or ability in buying your home.
