This is the market value of your condo, house or multifamily property AFTER we renovate it to a modern, high-end standard. We determine this value by looking at the top recent home sales in your area.

Cost of Repairs

Our In-House Contracting Team tells us what it will cost in order to bring your property up to a modern, high-end standard. By having an in-house contracting team we are able to keep our renovation costs low and make you a higher offer!

Our Selling Costs

Although we buy houses direct from sellers, when you are selling a newly updated home, you need to work with an agent and professional home stager in order to get top dollar. Plus we have to pay legal fees, closing costs, taxes etc. This amounts to ~10% of the After Repair Value… our buyers offers are not as generous as ours! 😊

Our Minimum Profit

We are a business and we do need to make a profit. We need to pay our people and provide for our families as well. BUT, we would rather do a lot of deals with a little less profit than a small number of deals with big profits. Here’s an example using real numbers from a single family home that we bought and flipped recently.

Cost of Repairs: $120K

Our Selling Costs: $30K

Our Minimum Profit: $40K

In this case our client’s house needed quite a bit of cosmetic updating and they didn’t have the money or time to deal with it.
